Common Plumbing Issues



Some of the most common plumbing defects are as follows:

  • Flex drains - Bathrooms, Kitchen and Wash tub sinks see these flex type drains often. They are a cheap fix for drainage and they cause problems. Drains should be smooth to stop clogs and back up not flexible like an accordion. If your home has flex type drain parts change them they will cause clogs and they will get called out in an inspection report.

  • Loose Toilets - Many times in new homes and old the toilets are not well mounted to the floor and have a loose fitting. This is a bad defect because it will leak that leak is many times hidden under the tile/flooring that surrounds the toilet. If you can gently lean your leg against a toilet and move it then it needs to be repaired.

  • Polybutylene Pipes - These are a big one and we seem them more often than we like to. If your home has the grey somewhat flexible piping with PB2110 printed on it, you have Polybutylene and you may want to get a quote to replace it. It has known leak and failure issues and many insurance companies won't insure a home with it.
